Commercial Quantity Surveyor – Fit-Out Sector

 

Purpose of the Role

To provide commercial oversight and cost management for fit-out projects, ensuring financial efficiency, contractual compliance, and value delivery across all phases of project execution. This role supports strategic decision-making and operational delivery within the commercial team.

Core Responsibilities

1. Pre-Contract Activities

  • Develop detailed cost plans and budgets for fit-out projects, when necessary.
  • Support tendering processes including preparation of BOQs and tender analysis.
  • Advise on procurement strategies tailored to fit-out timelines and constraints.

2. Contract Management

  • Draft and review contracts (JCT, bespoke agreements) with subcontractors and suppliers.
  • Manage contract negotiations and ensure alignment with project objectives.
  • Monitor compliance with contractual obligations and manage change control processes.

3. Financial Oversight

  • Track project costs against budget and forecast cash flow.
  • Prepare and submit interim valuations and final accounts.
  • Identify and manage commercial risks and opportunities.

4. Supply Chain & Procurement

  • Lead procurement of subcontractors and materials, ensuring best value.
  • Place sub-contract and purchase orders.
  • Maintain strong relationships with suppliers and subcontractors.
  • Evaluate performance and ensure timely delivery aligned with project schedules.
  • Reviewing monthly subcontractor applications and issuing payment certificates / payless notices

5. Project Support & Reporting

  • Collaborate with project managers and site teams to ensure commercial alignment.
  • Provide regular commercial reports to senior leadership.
  • Ensure commercial finance file is always up to date.
  • Support post-project reviews and lessons learned for continuous improvement.

Key Skills & Experience

  • Proven experience in commercial QS roles within the fit-out or interiors sector.
  • Strong understanding of fit-out methodologies, materials, and supply chain dynamics.
  • Proficiency in cost management tools and software (Excel and/or Bluebeam).
  • Excellent negotiation, analytical, and communication skills.
  • Familiarity with JCT contracts and fit-out-specific contractual nuances.
