Bruntwood Estates is one of the UK's biggest commercial landlords, providing office space, serviced offices and retail space throughout the midlands and north of England.

The Challenge

Workspace was approached to offer a tender for a large project, circa £3.5 million, for a call centre tenant situated place on the second, third and fourth floors of Centre City Tower in Birmingham.

Our quote covered the full refurbishment of these floors, in addition to specifications set by both the landlord and the demanding client brief.

We also had to work with the clients' appointed design consultants, who had a very high quality and expectation of standard.

Due to the company's ongoing occupation of the premises, we were also tasked with working around their existing operation and ensure the impact of our renovations were minimised.

The client sought quality, open-plan office space, with multi-desk positions to meet the needs of call centre staff, complimented by ample break out areas and meeting rooms.

Our Solution

Workspace opted to carry out the refurbishment in two stages, allowing different floors to be cleared and work to be carried out without disrupting the client's business operations.

Given the delicate nature of call centre work, noise reductions were of paramount importance. To this end, we sought to carry out work outside of the client's office hours whenever possible.

Similarly, we were tasked with considering the existing mechanical and electrical layout, since a single mistake on this front could be massively detrimental to operations.

We met and in some cases surpassed the expectations of the client's design team with a solution that provided the optimal balance between creativity and budget, squeezing the very best we could out of the space.
