Bruntwood appointed Workspace Design and Build for this CAT A & CAT B project in St James’ Building, following the successful completion of several floors. The occupier of the suite, UHY had been in the suite for 20 years, so the whole space needed modernising.
Workspace were appointed to revive this space by completely stripping back to its original state and refurbishing it. Prior to the strip out, this office included a grid ceiling system, plaster boarded segregated offices, confined and dark break out areas and an old-fashioned kitchen. To modernise the space, we fully striped back the area including the screed underneath the carpet to expose the original parquet flooring and restored this through sanding and lacquer to bring it back to life. We also installed a brand-new kitchen and three tea points throughout the space.
We used glass partitions and created different areas including booths, meeting rooms, a breakout area and an open plan desk area to add different dimensions to the office. Two completely new features we installed were acoustic baffle ceiling and bookcase with power and data, which not only helps with absorbing noise it’s also a quirky addition to the space. Exposed ceilings, new lighting throughout and a new reception desk are also features that add uniqueness. As part of the demolition works, we create 2no break throughs to access the furthest block. Once these breaks had been made we installed steel support. This feature was to ensure the office was free flowing rather than going through a fire stairwell as previously. Alongside a new electrical and air system, we also installed a new sprinkler system, AV feature wall, suite door and secondary glazing throughout.
